One progressive community-oriented housing association has ambitious plans to regenerate the former CI Tyres site into a sustainable, connected, new residential community. Construction is expected to start in early 2026. This integrative approach to providing much-needed housing is scheduled to be completed by the third quarter of 2027.
The winning design features two six-storey apartment buildings and a number of courtyard houses connected by pathways and open space, all built around a central shared surface. The housing association’s mission is to continually build a healthy community. Looking ahead, they’ve created these plans to realize the full potential of the former dairy processing site that they recently purchased for £1.7 million in 2022. A grant from the States of Guernsey helped fund the purchase. This is a testament to the incredible partnership between the public and private sectors in bridging the gap of housing needs.
A further appeal of the site itself is that it is already fairly level and gravelled, providing a good base for the future maker space. The housing association had initially intended to construct 25 houses. Now, the approved plans have grown to include more diverse types of dwellings.

The housing association has been working in consultation with planning authorities. They’re too often more focused on working to fulfill every required guideline during the development process. Now with their planning approval in hand, the team is ready to bring their collaborative vision to reality.
