Property Turnover in Jersey Surges by 90% in Early 2025

According to Statistics Jersey property turnover increased by 90% in the first quarter of 2025. This growth is even more remarkable when compared to the same period in 2024. This increase is an encouraging indication that the housing market is making a strong comeback. That’s still 29% below the average monthly turnover from 2021 through 2023.

Early in 2025, the real estate market experienced a massive boom unlike anything seen before. This spike is a clear indication that investors are once again excited about real estate. The report does show us that 913 properties traded in 2024. Most impressively, 34% of these were first-time buyers. This figure represents a 7% increase over 2023, indicating a positive trend for prospective new home buyers.

According to Statistics Jersey, the number of transactions for first-time buyers has risen. Such an extraordinary jump is due to a large increase in sales of extremely high-value properties (greater than £3 million). This is the part of the market that seems to be pushing the overall activity, highlighting a trend in buyer behavior and preferences.

The report underscored how investor interest in the market has slowed. In 2024, investors purchased just 10% of all properties, down 14% from the prior year. Why is investor confidence leading investors to implement such a strategy?

Combined residential sales activity was up 7% quarter-over-quarter. This growth wasn’t widespread across property types. Our data reflects that prices have decreased across almost every type of property. The mean average price for four-bedroom houses increased from the previous quarter.

Rising property turnover and changing trends in buyer demographics indicate a rapidly evolving real estate market in Jersey. The market today looks quite different. Stakeholders will be watching with bated breath as these regulatory changes influence upcoming transactions and prospectively prize pricing tactics.
