Significant Development Planned for Former CI Tyres Site in St. Peter Port

The Guernsey Housing Association (GHA) has appointed Groupe Legendre to design a new residential project on the former CI Tyres site in St. Peter Port. This exciting new project, issued planning permission in July, is a welcome addition, helping to meet long standing housing demand within the community.

Led by developer Groupe Legendre, they are working with local contractor Breton to complete the homes’ fine-grained design. This unique collaboration represents a significant breakthrough on the project. From there, they will proceed to stage two of the development process. They plan to have a detailed proposal wrapped up by the end of the year.

The new development will eventually include 60 one-bedroom homes in addition to nine two-bedroom units. On top of that, it will include two lined – or ‘flanked’ – six-storey apartment buildings and just a handful of courtyard houses. The thoughtful architectural design includes honor inspiring balconies and a beautiful accessible courtyard. Inside the courtyard, two short, round flower beds will bloom with trees, plants and rolling green grass. The Newport development will add five large species trees plus the planting on their frontage. This Streetscape Improvement project will increase the visual beauty of an area known for its picturesque white, four-storey buildings.

GHA Chief Operating Officer Lisa de Kooker couldn’t be more pleased her organization will be delivering this project. She stated, “We are committed to delivering the CI Tyres site to the highest standard to meet the needs of islanders and in a timely manner.”

Utility relocations are expected to begin in late 2024, with construction anticipated to begin in early 2026. This is the same timeline that would be possible if they award a contract after finalizing a development proposal.

Luc Richard, on behalf of the developer Groupe Legendre, noted how this projects’ commitment to community and environmental impact. He remarked, “The development aligns community impact with environmental considerations and we look forward to seeing how it benefits the islanders.”
